Is the land being sold as individual lots?
The Town will consider offers for the parcel as a whole, or for individual lots.
Can the land be subdivided?
Yes, there is a Preliminary Layout Acceptance in place for a five-lot subdivision with two lots located north of Blind Bogey Drive and three lots located south of Blind Bogey Drive. However, the Town would be open to alternative subdivision layouts that comply with the existing zoning.
Is the land being sold serviced or unserviced?
The Town is open to selling the land serviced or unserviced. If the land is sold prior to servicing, it can not be used for residential purposes until serviced.
Has the engineering work for servicing been completed?
Yes, the design was done by Koers Engineering. An application has been made to BC Hydro.
What’s happening on the adjacent Town-owned land (former golf course)?
The land is covenant-protected as a natural recreation area.
Are there buried irrigation lines?
Yes, there is some old irrigation buried on the land that is now decommissioned.
Does the Tree Protection Bylaw apply?
Yes, trees with a diameter at breast height of more than 12” require a permit for removal.
Will development require a development permit?
Single detached dwellings, duplexes and suites do not require a development permit. Houseplexes or other configurations with three or more units will require a development permit.
Will the Town take the highest offer?
While price will be a key consideration, it will not be the sole determining factor in evaluating submissions.
How will Council be involved in the Decision?
All offers received by the deadline will be presented to Council for consideration and acceptance. Council reserves the right to accept or reject any offer at its sole discretion.
